Condo renovation is a different discipline than house renovation — not because the trades are different, but because the logistics are entirely different. Elevator scheduling, board approval packages, noise hour restrictions, shared-system shutdowns, and neighbour notification all have to be managed before and during construction.

The Condo Renovation Process

Condo Board Pre-Approval

We review your building's renovation rules and prepare the application package — scope of work, insurance certificate, trade licenses, and noise schedule. We submit on your behalf.

Logistics Planning

We coordinate elevator booking, parking, material staging areas, and garbage chute access with property management before a single tool arrives on site.

Suite Protection

Corridor floors, elevator cab, and your suite's common areas protected with heavy-duty floor runners and corner guards. Dust barriers erected at doorways. Work areas sealed.

Scheduled Work Hours

All noisy work (demo, drilling, cutting) strictly within your building's permitted hours — typically 8 am to 5 pm weekdays. We can schedule select finishing trades on weekends if the building allows.

Trades & Inspections

Licensed plumbers and electricians file required permits with the municipality. For high-rise buildings, Electrical Safety Authority (ESA) and plumbing inspections are coordinated directly by us.

Clean Exit & Board Sign-Off

Site left spotless. All protection material removed. We accompany you or your property manager for a walkthrough of common areas to confirm no damage — then submit the completion notice to the board.

Common Questions

Why do condo renovations require special planning compared to houses?

Condo buildings have shared infrastructure — plumbing stacks, electrical risers, ventilation shafts, and structural elements that cannot be modified without board approval. Noise travels easily between units, so building management enforces strict hours and often requires a cash deposit or liability agreement. Elevator access must be booked in advance. We manage all of this as part of our standard process so you don't have to navigate building bureaucracy on your own.

Can I remove a wall in my condo?

It depends on whether the wall is structural and whether it contains shared building systems. Partition walls (non-load-bearing, not containing plumbing or ventilation) can typically be removed after obtaining condo board approval and a building permit. Load-bearing or shear walls — which are common in high-rise construction — generally cannot be altered. We assess your specific suite and provide an honest answer before you commit to a design.

Do condo boards have a say in what I renovate inside my unit?

Yes. Condo corporations have authority under the Condominium Act (Ontario) to regulate work that could affect the structure, shared systems, or common elements. Most buildings require a formal renovation application with drawings, trade licenses, insurance proof, and a refundable damage deposit. The approval process can take 2–6 weeks. We prepare this package for you and can liaise directly with property management.

Can you renovate a condo bathroom without affecting neighbours below?

Absolutely — this is a question we take seriously in high-rise work. We use waterproofing membranes rated for above-grade installation to prevent moisture from migrating to the suite below. We also use sound-dampening underlayment under any flooring in wet areas. If we need to access the plumbing stack for drain work, we provide notice to the unit below and, where required, the building's plumbing contractor.

Can you work in high-rise buildings (30+ floors)?

Yes. We have experience renovating suites on upper floors across the GTA, including Mississauga and Toronto high-rises. Material deliveries, waste removal, and trade access all take more coordination at height — we factor this into scheduling and pricing so there are no surprises.

What insurance do you carry for condo renovation work?

We carry general liability insurance (minimum $2 million per occurrence), which is a standard requirement for most condo corporations. We can provide a certificate of insurance naming your condo corporation as an additional insured — a common requirement for renovation approval. All trades working on your suite also carry their own liability coverage. We supply all insurance documentation as part of our renovation application package.
